The role of Area Manager has responsibility for the delivery of Land Management and Streetscene across a designated geographical area within North Lanarkshire, you will be principally based in one of our Depots, covering the surrounding area. Reporting directly to the Land Maintenance Manager, you will be key to the successful management and delivery of our front-line services. You will be responsible for the delivery of high-quality services, achieving a high standard of customer satisfaction in these high-profile areas.
Your role will require you to liaise with services across the Council and also with external agencies in the delivery of services and projects and you will be required to ensure that services are delivered which are legislatively compliant, in accordance with relevant directives and codes of practice. Regular contact with agencies, organisations, customers and trade unions is an integral part of this role so you must have the ability communicate effectively at all levels both verbally and in writing and to develop and maintain effective partnership working.
You will be responsible for promoting a positive culture of empowerment, ensuring continuous improvement of your own skills and knowledge and actively encourage others to participate in development activities, encouraging creativity and innovation to deliver business solutions and facilitate the delivery of priority outcomes building on our reputation for best practice.
To be a success in this role, your will require to be customer focused and enthusiastic with a flexible approach to work. You will present yourself positively, be confident and able to stay calm under pressure. An innovate problem solver, you will have the ability to prioritise your own workload and deliver projects and tasks to tight deadlines to ensure successful service delivery. You should also have good presentation skills, the ability to produce well-structured and complex reports, monitor budgets and be able to demonstrate comprehensive IT skills. Equally important is your knowledge of health and safety legislation and requirements and application within the workplace.
With an HNC, SVQ3, SCQF Level 7 or equivalent qualification in a relevant subject, you will have moderate work experience within a relevant field. You must be able to demonstrate moderate experience of managing a team and experience of both capital and revenue budgets including preparation, monitoring, and control arrangements. It would also be desirable if you possess a Management Qualification and/or hold membership of an appropriate Professional Institute. You will have experience of developing policies and strategies and a proven track record of organising and managing a team, including experience in dealing with agencies and contractors.
You must also have a current driving licence and be able to travel throughout the area of North Lanarkshire and will be required to participate in out of hours standby and assist in responding to Corporate and Service emergencies.
Work pattern:
35 hours per week - Monday to Friday (varying start and finishing times dependant on operation needs)
