Full-time Cleaner/Property Management Support

Various Sites across Aberdeen/Aberdeenshire (van provided)

£25,128.60 pa, plus (11%) non-contributory pension contribution to company scheme.

35 hours per week

Lar Group includes Lar Housing Trust - a charity set up to buy/build homes across Scotland for long-term rent at mid-market rent, Lar Property Management Community Interest Company - responsible for letting, management and maintenance of Lar’s units and factoring of a number of private developments, and Lar Projects Limited - responsible for development of units for Lar and others.

Lar started its acquisition programme in October 2015 and has over 700 homes occupied and rented out in the Ayr, Aberdeen, Blairgowrie, East Lothian, Edinburgh, Fife, Glasgow and Midlothian with a considerable number of homes under construction.

Servicing our Aberdeen and Aberdeenshire developments, this is a very hands-on role working with a small, friendly team based in Aberdeen and Dunfermline consisting of an Operations Manager, Senior Property Manager, Asset Manager, four Property Managers, Lettings Coordinator, three Maintenance & Repairs Coordinators, Repairs Operative, Cleaning Supervisor and two other Full-time Maintenance Operatives.

This is role involves working closely with the Asset Manager, Property Manager and members of the maintenance team in the provision of a high-quality changeover cleaning service to our rental properties and looking after the communal areas within our developments, with an emphasis on providing a clean and welcoming environment for tenants, and on occasion assisting the Property Manager with on-site presence, property handovers and contractor access and supervision. Full training and a work van will be provided to the chosen candidate.

Role

  • Full property cleans as required for tenancy changeovers.
  • Carrying out a schedule of cleaning at various developments consisting of but not limited to: communal stair cleaning including hoovering, window/door cleaning, floor cleaning which includes periodic carpet shampooing, cleaning of lift cleans, general dusting, anti-bacterial cleaning of all handrails, handles and other touch points and litter picking.
  • Working to a system of Key Performance Indicators to ensure a consistent level of quality.
  • Feedback to property manager on any issues noted on sites that need further attention or maintenance.
  • Providing an on-site point of contact for our tenants.
  • Providing ad hoc assistance to the Asset/Maintenance team and Property Manager in the form of estate inspections, pre-exit & exit inspections, undertaking property viewings, property handovers and minor maintenance.
  • Other duties as reasonably required as part of the day-to-day activities of the Operations team.

Person Specification

The candidate will be a motivated individual who:

  • Can work independently to a high standard and take pride in the developments they are looking after.
  • Has good interpersonal and customer service skills.
  • Works well as part of a team, however self-motivated and able to manage own workload. 
  • Can be flexible as the business needs require it.
  • Has a full, valid driving licence.
