We have an exciting opportunity for an enthusiastic project manager to join our Construction Team as a Project Manager based in the Central belt of Scotland. We are looking for a hardworking and ambitious individual to join our dynamic team managing construction projects for one of the most valuable and iconic brands in the world. With the support and guidance of a Senior Project Manager you will have an instrumental role in helping the team to deliver new restaurant openings for our Franchisees and company owned estate from early feasibility stage through to completion. What will my accountabilities be?
- With the support and guidance of a Senior Project Manager undertake the following:
- Work closely with the McDonalds Acquisitions team and retained consultants to Inspect and evaluate potential development sites and capture and assess information on factors likely to affect the development being feasible.
- Undertake and manage key stakeholder engagements with parties such as Franchisees, Crew, Designers, Contractors and other corporate departments (such as IT and Finance)
- Coordinate and supervise all aspects of the feasibility, pre-construction, construction and handover stages of new build projects
- Monitor and communicate project programmes to ensure delivery
- Work closely with supply chain and contractors to ensure project delivery
- Obtain financial approval on project expenditure and manage within approved budgets. Supervise and report any variance to project expenditure
- Undertake site inspections, site meetings and defect identification inspections
- Support the engagement of Principle Designers to ensure compliance of CDM regulations
- Assist with ensuring compliance of McDonald's standards, policies and specifications What Team will I be part of? You will be a part of the Construction Department and more specifically the New Build Team which is responsible for the development and delivery of New build company owned and franchised restaurants. The property portfolio consists of both modular and traditionally constructed drive-thru, drive-to and high street restaurants. Across, UK & Ireland the New Build Construction team, working closely, with our Acquisitions team is seeking to construct and open c500 New restaurants within target locations and demographics to meet our expansion requirements and capacity relief programme on the existing estate. Who are my customers?
- You will partner with your Acquisition colleague(s) to support and asses potential new sites that they bring forward. You will work through due diligence and support them with the Planning and Legal process
- You will build relationships with Franchisees and operators and manage their expectation and equipment selections at early pre-engagement through to handover of the new restaurant.
- You will build relationships with developers on behalf of McDonald's to negotiate specifications and scopes of work
- Ensure that the customer experience is at the forefront of every decision
- Coordinate design teams and retain communication with Quantity Surveyors to agree project costs and report accordingly.
- Maintain communication with partners throughout the project process and liaise with both external and internal bodies to obtain appropriate Planning, Legal and Technical Approval consents.
What background do I need to have? - Have a background in new build construction project management or commercial or retail fitout or transferrable project management and organisational skills
- Experience of leading project teams to deliver high quality projects on time and to budget.
- The ability to quickly build and maintain excellent relationships and influence key decision makers.
- Experience in managing multi-discipline professional teams
- Be able to work to strict deadlines.
- Be inquisitive and willing to learn new skills.
- Have the ability to assimilate information quickly.
- Be confident to operate with a high degree of autonomy.
- Excellent interpersonal skills, curious mind set, confident, independent and logical problem solver
- Computer Literate- Sophisticated Excel & PowerPoint. Project Management software experience is desirable but not essential.
- Be comfortable with and have experience of working in a fast paced and changing working environment.
- Be able to deal with challenging or complicated situations.
- Be able to work with energy and passion and encourage the same in others.
- Capable of analysing and interpreting information and data.
- Building surveying or construction management qualifications are not essential but you would be open and seeking to gain a professional qualification (supported by McDonalds)
- A full clean driving license would be required for the post, as travel throughout the UK & Ireland would be required.
