You will be playing a key part in the development of this exciting project within rural Perthshire while working alongside a highly skilled Delivery Team, Architects & Engineers. This newly created opportunity requires a highly skilled and experienced Senior Construction Manager based on site at Taymouth Castle Golf & Sports Club. As Senior Construction Manager you will play an important role in the daily management, coordination and delivery all construction activities as directed by the Director Development & Construction. Your primary responsibility will be the overall construction management of all construction activities across the portfolio of assets. You will be an advocate of club values with the highest standards in construction delivery and be accountable for leading and maintaining exceptional safety, quality, programme, environmental standards project compliance standards. As a results-driven Senior Construction Manager you will lead the on-site execution of our landmark development project. This is a pivotal role and is suited to a hands-on leader with a background in high-spec construction, exceptional organisational skills, and the ability to manage multiple contractors and timelines while maintaining the highest standards of safety, quality and delivery. Working as part of the development delivery team, taking direction from the development leadership team and providing technical construction support to the wider team. You build relationships that manage and influence senior stake holders, internally and externally. Building strong working relationships with the delivery teams. Promoting and driving business priorities through all stages of construction. Overseeing and driving all construction related activities across the portfolio of projects. You will Chair and record project meetings and proactively follow up on actions to closeout. Addressing any site challenges promptly, offering feedback to the project team. Conduct regular site inspections to ensure that the quality of work is in accordance with approved design and specifications. Ensure inspections and testing are carried out as necessary to verify the quality of the work. Identify and assess potential risks related to construction and develop strategies to mitigate these risks. Ensure Health & Safety requirements are followed at all stages of pre-construction, construction and installation. You will develop, implement and monitor works programmes, ensuring key milestones dates are achieved and delivered to the standards associated with a DLC Club. Regularly inspecting works for compliance with design and ensure all design solutions offered by stakeholders fully complies with project documentation. Full responsibility for all aspects of Health & Safety onsite, ensuring inspection reports are carried out and actioned in a timely manner. Responsible for logistics management for all projects across the portfolio. Inputting to the project risk register related to all construction projects managing risks and mitigation measures. Assuming full responsibility for construction projects through our construction software 'procure' ensuring that all reviews, inputs and updates, and approvals are provided. Input to tender documentation and tender process. Participating in all prequalification and contractor selections. Manage the design team in conjunction with the Design Manager to ensure buildability of design. Managing change through the change control process in conjunction with the project team. Assist in obtaining necessary permits and approvals for construction works, ensuring compliance with local and national regulations. Addressing any conflicts or issues related to construction, unforeseen challenges and changes in project scope and address any contractual issues to ensure timely completion. Participate in regular project meetings, provide updates on construction related activities, issues, and resolutions. Implementing and enforcing quality assurance measures for all construction works to ensure the delivery is completed to the highest standard. Preparing concise weekly and monthly project reports which objectively qualify and quantify the work completed in line with financial expectations. Provide regular progress reports to Director Development and Construction. Ensure accurate and up-to-date documentation of all activities, including daily reports, permits, inspection records and as-built drawings are produced and maintained.
A minimum of ten to fifteen years' previous experience managing the delivery of multi-disciplined construction projects. Managing and leading a team on a major build. Chartered Membership or equivalent would be an advantage. A valid CSCS card and SMSTS. Experience in construction management, particularly in hospitality and residential sectors. You have significant site based managerial experience with the ability to manage full project construction lifecycle and manage multiple projects simultaneously. An organized and structured approach with good technical and computer skills. Sound working knowledge and application Scottish building and planning regulations and of construction software Procore or equivalent. A strong commercial awareness pre and post construction. A high standard of personal presentation and diligence with exemplary time management. Excellent communication, influencing and people skills with a natural ability to build rapport and collaborate with various departments and stakeholders. Specific experience in delivering projects comprising of complex refurbishment of listed buildings, amenity buildings to bespoke residential builds all utilising modern methods of construction and innovation.
