Senior Contracts Manager

Branch Coatbridge

Full-Time, Permanent position.

Offering a Salary up to £51,000.00 + Company Car.

Are you an experienced Contract Manager with a proven track record in Repairs and maintenance in both the corporate property and social housing sector? Mears Facilities Management is seeking a talented individual to join our team as a Senior Contract Manager for our Coatbridge office. This role involves managing internal Repairs and maintenance contracts, focusing on R&M and compliance, with an opportunity to strategically grow our business. About the Role:

A R&M expert who has proven experience operating on sound Operational and Commercial principles with an emphasis on our internal portfolio. We are looking for skills in motivating and inspiring a diverse workforce, driving performance whilst developing staff to reach their full potential. You will also have a background in change management and have the gravitas to deliver sustainable cost-effective improvements. The ideal candidate will have good levels of financial acumen, understanding of property compliance, commercial contractual agreements and be a skilled negotiator.

Mears is a corporate member of the Institute for Workplace and Facilities Management (IWFM). We have an extensive portfolio of clients and sites that we work on across the UK, ranging from the Isle of Skye to Portsmouth and all the major conurbations in between! Our projects are diverse in nature, including maintaining Listed Buildings, Schools, Universities, Science Parks, Residential Developments and Public Buildings. We carry out TFM, Hard and Soft FM services across a range of sectors predominantly in the Public and Residential Sectors.

Role Criteria.

* Proven track record of capital / programmed works management & delivery.
* Proven track record of commercial and performance management.
* Ability to manage multiple sites & contracts.
* Proven track record of working in a customer focused environment.
* Experience of contract/project management including:
* Motivating & inspiring a diverse workforce.
* Building & maintaining a strong control environment incorporating business governance, risk management processes (registers and BCP) and adherence to Scheme of Delegated Authority (SODA).
* Health & safety knowledge, including COSHH.
* Interpersonal and communication.
* People management with ability to lead & mentor others;
* Strong customer focus;
* Problem solving & results orientated;
* Planning and organisational;
* Decisive decision making;
* Ability to negotiate and influence;
* IT literate with confident oral and written communication skills;
* Sector H&S regulations.
* Full, current driving licence, able to work alone or as part of team, demonstrates company values e.g. customer first.

Accountabilities of the Position

* Reporting to the General Manager, you will provide effective leadership, a demonstrable strong approach to mentoring and motivation of staff within the Branch team by setting a clear direction for the contract(s) and leading by example.
* Set targets and objectives that encapsulate FM’s strategy.
* Develop sustainable key Client/Stakeholder relationships, ensuring a high quality of customer engagement and involvement.
* Ensure the customer experience is central to all activities and embedded in all stakeholders of the Branch/Contract(s) operation to ensure an efficient and productive service is delivered to service users and clients.
* Follow appropriate training to fully understand the business operating systems to ensure compliant effective cost control and efficient operational performance.
* Review, monitor and control Contract performance to ensure delivery of P&L is in line with or exceeding agreed budget levels.
* Ensure, as a minimum, monthly structured reviews of the Contract(s) that demonstrate stringent controls on all aspects of our cost base, work in progress, debt, operational productivity together with any and all KPIs.
* Demonstrate control over all business governance, risk management processes and adherence to delegated authorities.
