Sanctuary provide in-house repairs and maintenance services for an extensive portfolio of properties across Sanctuary organisations., We have an exciting opportunity for a Senior Maintenance Officer to join our regional team based in Scotland. The team is responsible for delivering high quality and cost effective facilities, property repairs and maintenance service across Scotland.

The Senior Maintenance Officer will support and line manage a team of maintenance surveyors across Scotland. You will be experienced in the management of voids, medical adaptations, inspections, surveys, internal and external contractors, complaints and budgets.

You will ensure that contractors are commercially managed in accordance with their contractual terms. This will include, monthly performance review meetings with contractors, checking of invoicing and ensuring that payment is made inline with contractual obligations.

You will ensure that health and safety and healthy working conditions are promoted and that staff understand their responsibilities in accordance with the Group health and safety policies and procedures.

The role of Senior Maintenance Officer will include :

  • Line manage a team of maintenance surveyors for all HR and performance

  • Support the delivery of a cost effective maintenance service by operating within appropriate financial policies, procedures and financial limits / budgets

  • Managing contractors in accordance with their contractual terms, making recommendations for improvements and implementing actions

  • Ensuring that health and safety and healthy working conditions are promoted within their area of responsibility

  • Developing and maintaining effective working relationships with internal and external stakeholders

  • Produce meaningful reports relating to contractor performance, cost on specific maintenance problems and issues to enable them to be addressed and resolved

  • Ensure that contractors are managed in accordance with their contractual terms, making recommendations for improvements to ensure contract specifications are met

  • Manage and maintain relationships with internal and external customers

  • Management of contractor invoicing and quotations to ensure value for money and payments are in accordance with the contract terms and agreements

  • Assist in drafting and reviewing relevant policies and procedures and effectively communicate and implement these whilst ensuring good practice and legal compliance, Sanctuary Group encourages and welcomes applications from people from diverse backgrounds to support our commitment to offering an inclusive environment for our employees and customers.


  • We work closely with the Home Office in order to prevent unlawful working.

    A basic Disclosure and Barring Service check will be necessary in the event of a successful application which we will pay for.

    To ensure full compliance with CDM 2015 legislation, candidates applying for this role must be qualified to degree, HNC.

    HND in surveying (rics or ciob membership desirable), currently undertaking the qualification or prepared to undertake this qualification with the support of Sanctuary Group
  • Previous experience operating within a performance focussed environment delivering key performance indicators

  • Experience of managing contractors against their contractual obligations and targets, operating within a performance focussed environment delivering key performance indicators

  • Proven experience of managing projects whilst working to deadlines and prioritising workloads

  • Knowledge of utilising the NHF schedule of rates with contractors is desirable

  • Comprehensive experience of analysing and diagnosing problems and implementing effective solutions

  • Excellent communication skills with the ability to negotiate and build rapport effectively

  • Proficient in Microsoft Office packages, specifically Microsoft Excel, Word and Outlook (or similar) and SAP

  • Previous experience line managing staff, dealing with contractors and able to conduct performance meetings

  • Experience working in the social domestic housing sector

  • Working knowledge of building regulations, legislation and current practices

  • This role will involve driving on company business. In order to drive a company vehicle, drivers must hold a full valid UK driving licence

  • Role salary is £41,920 with an additional policy allowance of £5,416 per annum (rising to £44,127 with an additional policy allowance of £5,701 per annum after 12 months, subject to satisfactory performance)
