About The Job:
In this pivotal role, you will oversee a diverse portfolio of properties, ensuring that every aspect of property management is handled with excellence. Your responsibilities will include:
Property Operations Management:
- Lead day-to-day property management activities, focusing on tenant relations, property maintenance, and financial oversight.
- Collaborate with the property management team, contractors, tenants, and landlords to ensure top-notch service delivery.
- Conduct regular property inspections to ensure compliance with safety standards and optimal condition.
Landlord and Tenant Relations:
- Cultivate strong relationships with tenants and landlords by proactively addressing concerns and ensuring satisfaction.
Financial Management:
- Prepare and manage property budgets, ensuring operational efficiency.
- Monitor financial performance and provide insightful reports on a monthly, quarterly, and annual basis.
- Identify opportunities for revenue enhancement and cost reduction.
Compliance and Legal:
- Maintain accurate records of inspections and handle legal matters, including evictions and lease disputes.
Team Leadership and Development:
- Mentor and train property management staff, fostering a positive work environment that encourages high performance and retention.
Key Skills and Competencies:
- In-depth knowledge of property management, including residential and commercial leases.
- Strong financial acumen and budgeting expertise.
- Familiarity with Scottish property management laws and regulations.
- Exceptional interpersonal and communication skills to effectively manage relationships.
- Proven leadership abilities to inspire and motivate a team.
- Proficient in property management software and Google Office Suite.
- Excellent problem-solving and organisational skills.
Qualifications:
- Experience in property management, ideally in a senior or leadership role.
- Relevant property management certifications (ARLA/Letwell) are a plus.
